Q: Where does WMGi have properties for rent?
A: WMGI rents properties in many areas of Orange and Seminole counties, as well as northern Osceola county (Kissimmee).  We also have a limited presence in parts of Lake county (Eustis) and Volusia county (Debary).

Q: What types of places does WMGi have for rent?
A: WMGi rents single family homes, duplexes, triplexes, quadruplexes, townhouses, condominiums, villas, and apartments (including garage apartments and efficiency/studio apartments). We specialize in unfurnished, privately owned properties. We do not manage apartment complexes, and we do not rent out single rooms.

Q: Will WMGi sign a short-term lease?
A: Our standard Lease Agreement is for one year.  However, if a Tenant is in the military, WMGi will always accommodate a military transfer or change of orders which results in the need to terminate the Lease Agreement early.  Under certain circumstances, WMGi with owner approval, may agree to a shorter lease term.  No Lease Agreement will be signed for a shorter term than seven months.

Q: How much is the security deposit?
A: The minimum security deposit required is equal to one month's rent.  Under certain circumstances, additional security deposit may be required as a condition of approval, per application qualification criteria.

Q: What is the application fee?
A: $40.00 per applicant - a separate application is required from each applicant 18 or older who plans to occupy the property.  The application fees must be paid in cash, cashier's check or money order. Personal checks are not accepted for application fees.

Q: How long does it take to process an application?
A: It usually takes approximately two business days to fully process an application. We check five major categories - rental history, employment history, credit history, eviction history, and criminal background. Each application must be filled out COMPLETELY and signed by the applicant.  Incomplete applications will not be processed.  Applications will not be processed if the application fee is not paid.

Q: Does WMGi accept Animals?
A: Animals are permitted only on certain properties at the sole discretion and approval of the owner/landlord. Only small to medium sized, non-violent, common domesticated animals will be allowed on any property that permits Animals. Rottweilers, American Staffordshire Terriers or American Pit Bull Terriers (commonly known as pit bulls), Doberman Pinschers, German Shepherds, Chows, Huskies, Alaskan Malamutes, Great Danes, St. Bernards, Mastiffs, and mixed breeds containing any of the breeds will not be approved. If an Animal is approved, a minimum non-refundable Animal fee of $100 per Animal is required, and a minimum increase to the security deposit of $200 per Animal is required.

Q: What utilities are included in the rent price?
A: For most of our rental properties, the tenant is responsible for all utilities associated with the property. If any utilities are to be included in the rent price, this will usually be indicated in the advertising and is always included in the Lease Agreement.

Q: Where/how does WMGi advertise properties for rent?
A: WMGI advertises all available rental properties on our website, as well as www.rentclicks.com and www.rentalhouses.com.  We place "FOR RENT" signs in front of each available rental where signs are permitted, and we provide basic address, pricing and property manager contact information for each property in our automated voicemail system.  The voicemail system can be accessed by dialing 407-896-1200 and following the menu selections.

Q: What are WMGi's office hours?
A: WMGi is open 9:00am to 5:00pm EST, Monday through Friday.

Q: Who should be contacted in the event of an emergency?
A: If an emergency occurs after hours or on the weekend, contact the office of WMGi at (407) 896-1200 and choose the emergency option. Leave a detailed message that includes your name, the address where you live, the nature of the problem, and MOST IMPORTANTLY, a phone number where you can be reached. The on-call person will be paged immediately and a WMGi representative will return your call shortly and make arrangements to have the problem resolved. Inquiries about rental properties are not considered emergencies, and those calls will be returned the following business day.
