Property Owner Services
As a full service management company, Wilson Management Group is dedicated to handling all the management needs of your property on a day-to-day basis. Your property manager will handle all the details associated with maintaining the property and dealing with Tenants. ADVERTISING
Wilson Management Group handles the placement of all advertising – yard signs, internet advertising, rental lists, referrals and newspaper advertising (by specific owner request). The owner is billed for internet advertising at low contract rates. If newspaper advertising is requested, the actual cost of the newspaper ad is billed to the owner.
SHOWING AND APPLICATIONS
Wilson Management Group receives and processes all calls, emails and other inquiries from the advertising. We require a detailed rental application to be completed, then each application is processed, thoroughly evaluated and screened against our written resident qualification criteria before approving a prospective Tenant.
RENTS
Wilson Management Group collects your monthly rents and provides monthly statements. We review the rents at the end of each lease term to assure that your property is receiving its best income potential according to the prevailing market conditions.
TENANT RELATIONS
Wilson Management Group maintains a good professional relationship with each Tenant. Our goal is satisfied, long-term Tenants who pay the rent on time and take care of the property.
MAINTENANCE
Wilson Management Group has experienced maintenance and repair vendors available to handle all needs as they arise. These professionals have been chosen because they have proven to be honest and competent, and their services are reasonably priced.
DEPOSITS
Wilson Management Group requires ample security deposits corresponding to the monthly rent to secure the Tenant's pledge of full compliance with the terms of the lease agreement. Security deposits are held in an escrow account, in accordance with Florida Statute requirements.
FEES
Wilson Management Group's monthly management fee is a small percentage of the gross monthly rent collected. Our leasing fees are reasonable and competitive. When your property is vacant, we are working actively to secure a suitable, qualified Tenant, and we are continuing to take care of all necessary maintenance and repair needs.
STATEMENTS
Wilson Management Group sends you an itemized statement each month showing:
Rental income
Management fees
Other expenses (if any)
Net amount to Owner
Owner net proceeds are deposited directly to the Owner's bank account via ACH transaction. Statements and financial disbursements are customarily processed between the 17th and 20th day of each month. At year end, Owners receive a Consolidated Profit & Loss statement along with a 1099-Misc. Form for easier tax preparation.
ALWAYS AVAILABLE
Wilson Management Group maintains regular office hours 9:00 AM to 5:00 PM weekdays. All of our property managers have email accounts for communicating with our Owners.
